Mapletree Launches Construction on 420K SF Logistics Facility in Tobyhanna

Tobyhanna, Monroe County, PA - Mapletree Investments has officially broken ground on a new 420,262-square-foot logistics facility in Tobyhanna, reinforcing its growing industrial presence in Northeastern Pennsylvania and further solidifying the region’s role in the Northeast’s logistics and distribution network.

Located at 1180 Corporate Center Drive East, the state-of-the-art facility will complement Mapletree’s existing 1.3 million-square-foot warehouse in Tobyhanna, creating a robust logistics campus with direct access to major transportation corridors. The new development is scheduled for delivery in Fall 2026.

The modern facility is designed to meet the evolving needs of today’s industrial users and will feature 40-foot clear ceiling heights, 64 dock doors with trailer stalls, and 189 parking spaces. In line with Mapletree’s sustainability goals, the building is targeting LEED Silver certification.

Strategic Location Advantage

The Tobyhanna site offers immediate access to Interstate 380, with quick connectivity to Interstate 80, making it an ideal location for both regional and national distribution operations serving the Northeast. The site’s proximity to major highways strengthens its appeal to logistics users seeking efficiency, speed to market, and flexibility in their supply chains.

Leasing and marketing efforts for the project are being led by JLL, with Jeff Lockard overseeing the assignment.

Continued Development Momentum

The Tobyhanna groundbreaking marks Mapletree’s third project launch in less than a month, following two recent industrial developments in the Chicago area totaling 461,406 square feet. Nationally, Mapletree now controls more than 66 million square feet of industrial space, including approximately 2.5 million square feet across Pennsylvania.

Construction on the Tobyhanna facility is being managed by Kadean Construction, serving as general contractor.
